Concreters in Hawthorn, 3122

Residential concreting for Hawthorn homes, from the Victorian terraces on the river side of Glenferrie Road to the Edwardian villas along Riversdale Road and up towards Camberwell. Very little of it happens on an open block: the drives are often shared between two period frontages, the side access runs under a metre wide, and half the streets sit in a heritage overlay. Every job is built the same way regardless, over a corrected and compacted base, with steel through the slab and one figure in writing.

Ground conditions in Hawthorn

Hawthorn sits on the clay that runs through most of Boroondara, swelling through winter and shrinking over summer, and towards the Yarra the blocks add slope to the movement. Preparation and drainage, not extra concrete, are what deal with both.

The jobs Hawthorn gives us

The suburb’s housing is overwhelmingly period stock: single fronted Victorians near Glenferrie, double fronted Edwardians on the wider streets, and renovations that keep the frontage and rebuild everything behind it. The concreting that stock produces is replacement of original drives that were poured thin and shared with the neighbour, side strips lifted by roots and draining against the house, garage and studio slabs at the end of long narrow runs, and crossovers that have to be rebuilt to council’s drawings on streets where the bluestone kerb and channel stay. Sloping, tree shaded driveways near the river are their own trade: the fall has to be managed in the formwork, and the finish has to grip.

Finishes specified in Hawthorn

Exposed aggregate leads on street-facing work, usually on a light or off white base that lifts the suburb’s red brick rather than darkening the frontage, with the stone chosen from sample boards against the house. Charcoal bases and full depth coloured concrete suit the rendered renovations, and broom finished plain concrete does the side runs and rear slabs economically. On the shaded south facing drives common near the river, a sealed exposed surface is specified for grip as much as for looks.

Concreting cost in Hawthorn

The Boroondara rate card applies here as everywhere: driveways $95 to $185 per m² by finish, exposed aggregate $130 to $185, paths and side access $90 to $130, patios $100 to $180 and shed and garage slabs $110 to $150, with $35 per m² on top where an old surface comes out first. Prices are guides until the site is measured; the written quote that follows does not change. What pushes a job up or down its range is set out in the cost guide, and the construction behind every rate in the specification.

City of Boroondara permits in Hawthorn

The City of Boroondara requires a vehicle crossing permit before a crossover is constructed, widened, relocated, reinstated or removed. Only the property owner or the contractor can apply, the application needs a detailed site plan and a current Before You Dig report no older than three months, and council allows up to ten business days to assess it. The permit covers two inspections: one of the formwork booked at least five business days before the pour, and a follow-up about four weeks after. Crossings are built to the council’s standard drawings, and on bluestone kerbed streets the kerb and channel are reinstated to the council’s bluestone drawings so the street edge matches what was there. Council will not approve a crossing that crowds a street tree or removes parking it wants kept, and permit fees are the council’s, change from time to time, and are confirmed at the quote.

Heritage overlays cover much of the municipality, and they change the paperwork rather than the concrete. The overlay controls what is visible from the street, not the material on your own land: replacing an existing driveway like for like is usually just the standard crossing permit, but widening a crossover, adding a second one, or changing the frontage in a heritage street can require a planning permit on top of it, and some heritage applications qualify for the council’s faster VicSmart stream. Street trees are protected, with a separate permit needed for any works within two metres of a protected tree’s canopy. What your job needs is confirmed in writing before anything is booked, and the permit path is priced into the quote rather than left as a surprise.

Process

How a job runs, from call to cars

  1. Enquiry

Tell us the suburb and what needs pouring, by phone or the form. We come back to you and set a time to see the block.

  2. Measure and quote

Levels, access, drainage and any Boroondara permits are worked out at the house. One fixed figure follows in writing, and it is the figure you pay.

  3. The build

Old surface out, the base corrected for the clay, steel placed, the council's crossover inspection where one applies, then the pour. One to two days for most homes.

  4. Cure and hand back

Joints cut, a week clear of vehicles, and exposed aggregate sealed once the concrete has cured properly.

Specification

How our concreting is built

Under a period frontage the invisible work matters most. Every quote through this site includes these four things. Full specification.

Preparation

The failed surface lifted, roots and soft clay dealt with, and a compacted base built before any concrete arrives. Skipping this is why the old surface failed.

Reinforcement

Steel mesh through every slab, upgraded where vehicles will stand, so the new surface outlives the one it replaced.

Drainage

Falls planned off the house wall from the first level taken, with a formed drain wherever a period block runs the wrong way.

Joints and cure

Control joints placed where the eye expects a line, a week without traffic, and exposed stone sealed once cured.

Hawthorn concreting questions

Is a permit required for concreting in Hawthorn?

Boroondara requires a vehicle crossing permit before a crossover is built, widened, moved or removed, with the work built to council's standard drawings and inspected before the pour and again after. In a heritage overlay, widening or adding a crossover can need a planning permit on top of the standard permit.
